Excellent friendly service from Carol and her son Elliot. They were always available to help. Breakfast was exceptional + The location was excellent,very close to the wonderful North Yorks Moors Railway and surrounded by lovely countryside. − The only thing I disliked was the shower. It was not enclosed and the water just poured down so there was a need to mop it up afterwards.

Very peaceful location and charming hosts. + Carol and Elliot made me feel so welcome, the rooms and gardens are lovely, and Carols cakes & breakfast are to die for. Tranquil, rural location with gardens right on the edge of the Beck. Excellent

We had a relaxing stay and felt very at home + Carole served a tasty continental breakfast which was ideal for the hot weather. We were made to feel very welcome. − We would have preferred a shower cubicle to a wet room.

We had a very enjoyable time and will hopefully return + Set in beautiful surroundings a lovely beck at end of garden for fly fishing. Very comfortable bed ., good food and very friendly atmosphere from carole and elliot. − Tv wasnt modern and only played dvds.

Disappointing as accommodation did not match up with pictures provided by booking.com + Breakfast was fine, and the location was very good − Room rather small, Wet room not fit for purpose worried how much you could turn on shower before wet room flooded, water had to be cleared with silicon mop and floor dried with towels. Room Tv did not function as per instructions provided only live to that could be watched was via iplayer, other channel apps did not provide live tv

Wonderful little hidden retreat + The hosts were lovely (including Nutty the dog!) and the house is in a beautiful quiet little spot. Very comfortable stay, and the breakfast was delicious! Would absolutely stay again

Wonderful and peaceful + We had a wonderful stay. Carol and Elliot were the perfect hosts. Very quiet, located just by a small brook. Great breakfast. Lots of parking, close to Pickering Town centre and Station. Friendly pet dog (called Nutty). Quiet relaxing orchard seating. − Nothing, all very good

Good location + The location was good and quiet. − The duvet was stained, there were no toiletries/chocolate as stated on the site. We arrived at 4p.m the room still wasn't ready. We were. Supposed to have the 'Garden View'room, we were put in the front of the house. There is no hand wash basin inside the bathroom, so you have to come out of the bathroom to wash your hands.

We really liked the quiet background and evenings. + It was clean, comfortable and within walking distance of Pickering (15 mins). The owners were welcoming plus there was a lovely breakfast. The star of the show is the dog 😃.

Not quite what it says on the tin as they say + The breakfast was good and hot and the hosts were very nice − I booked this place because of the photos on the website it looked beautiful unfortunately the condition of the place is a far cry from the reality I thought the garden was a mess and the driveway and frontage were well overgrown I am afraid it needs a lot of TLC and as much as the hosts were really nice I think it is a bit too much for them. The bedroom was okay but I wasn’t keen on the wetroom that we had to mop up after a shower never stayed at a guest house where I have had to do that

Lovely quiet break to celebrate my wife’s birthday but close enough to drive for days out to Scarborough and York + Lovely quiet position, but only a short drive/walk into Pickering − Nothing that comes to mind

+ Nothing − Place too remote. Looked run down and uncared for. Room tiny with nowhere to sit otherthsn on bed. Not as described on website and booking.com. would not recomend this place for its location alone.
