+ Location and price − Couple next door having mega loud conversations in room then fhe corridor at 23:30 in the evening as if it is 5 in the afternoon.

Not value for money, not by a long stretch. + Parking area was clean and tidy. − For this to display 4 stars must be disar-stars. It has a very musty smell inside, carpets and decor look like they were last updated in 1970. The shower cubicle door only opens about 350mm so a tight squeeze for an average person. Sash windows hard to operate. No food available. For the £100 it cost me it is disgraceful. The bed had something crawling in it which was killed. While the sheets smelt clean they are clearly very worn. I certainly will not recommend or return. It just gave a very dirty unmaintained feel. I certainly wasted my money. The joke of it all, I was upgraded to a "delux room" because of my booking.com genius status. I am beginning to think twice about using booking.com for my bookings in the future.

+ The place is situated within walking distance of the train station so it was easy to go to the city centre. − Unfortunately, the TV had a loose contact and it wouldn't work. Internet was very poor. The room is very small and unattractive. The bed was very high.

+ Room was clean and the bed was very comfortable. House keeping was good. 5 mins walk to local shops, cafes, pubs. Train station 5 mins walk other direction. − Heard almost every single person coming in or going out right outside my door(regardless of time day/night) as my room beside 1 of the entrances/exits of that side of the building. Otherwise not so bad.

It was a good location for Queen’s Park but a bit expensive for what it was + The bedding and bathroom were very clean with a good warm shower − The rooms were very tired. We could barely see out of the window as they were so dirty. The furniture, curtains and carpet were very old. The front of the building looked abandoned.
