+ The hotel is well located − It was run down, very dusty, leaking ceiling everywhere

Good location but not value for money + The location in day time was good - it's in town and amenities are within walking distance. The room was big. Housekeeping was good too in keeping the room cleaned every day. − I particularly don't like the noises from the pubs around the hotel and due to poor sound insulation - you can still hear the loud music until 2-3 am every single night. To make thing worse, the aircond was making loud noise if I turn the fan to high speed. The breakfast was acceptable but very limited in good choices of tasty food. Basically, if given a choice, I would rather go to the nearest kopitiam around the hotel.

Faded to grey + The hotel is fine for location but it’s noisy at night. − It’s very tired and run down. Carpets are worn, the lifts are dirty, my sink was cracked and there was a big stain on my armchair. The place used to be good but is in need of love.

Reasonable. Wish the room smell better when enter. + Breakfast and location were fantastic. − The room assigned to me 554 has a musty smell when I enter. The water in the shower is not great. The furnitures like table, chair look and feel jaded. Other than that, everything else was good

+ Friendly staff − The room had a specific odor such like the room was long time not ventilated and bedding had a smell of old material being kept in the locker long time being without ventilatuon.

Lazenda hotel gonna be my 1st choice if i go to labuan in the future. + Spacious, clean, comfortable, suitable for family stay. − The carpark always full. But it doesn’t matter if you dont mind park a little bit far.
